A Ginza address on a new building is not something that comes up often. Ginza is almost entirely commercial: the plots are small, they are worth more as retail or office, and residential schemes of any size are rare. Forty-six residences completed in 2025 in 8-chome is a genuinely limited supply, and that scarcity is what the price per square metre reflects — the highest of any listing currently on this site.

Triple-aspect is the detail I would not overlook. In a district built to the boundary on every side, most apartments face one way into a light well. Windows on three sides at 54.73 sq m is what makes this feel like a home rather than a pied-à-terre, and the plan — a 12-mat living dining kitchen, an 8.4-mat master bedroom and a service room — uses the area sensibly rather than splitting it into rooms too small to use.

It is a compact residence at a substantial price, so it should be understood for what it is: a very good central Tokyo base, or a Ginza asset held for the address, rather than a family home. Being new, it carries the standard defect protections for a newly built residence in Japan, and the repair reserve will step up over time from its low starting level. Chuo Ward recorded a 13.8% rise in residential land prices this year.
