Most whole buildings that come to us at a 5% headline are twenty or thirty years old. This one was completed in March 2020, which changes the shape of the next decade for an owner: the major repair cycle is still some way off, and the building sits comfortably inside current construction standards.

The location works on the letting side rather than the prestige side. Kita-Senju is nine minutes on foot, and it is served by five lines including the Hibiya and Chiyoda Lines and the Tsukuba Express — one of the better-connected stations in north-east Tokyo, with the rental demand that follows from two university campuses and a large retail centre. Ushida on the Tobu lines is eight minutes the other way.
