Most 50 sq m Tokyo apartments are sold as a 2LDK with two small rooms; this one gives the space to a single bedroom and a large living area, which suits a couple or an owner who wants room to work at home rather than a spare room they never use.

The building is straightforward — 2011, forty-one residences, a visiting caretaker, total monthly charges of JPY 22,500. Nothing there needs explaining away. Parking inside the building at JPY 23,000 a month is genuinely useful in this part of Sumida, where street parking does not exist and a nearby monthly space is neither cheap nor certain.

The residence faces north, which in Japan is the aspect buyers discount most heavily — and that discount is part of why a 50 sq m home seven minutes from a JR station is at this price.
