Eighty-two square metres, three bedrooms, fully renovated this year, vacant, at JPY 89.8 million. In central Tokyo that combination does not exist at this price; in Ota Ward, fifteen minutes' walk from Omori, it does. That walk is the trade, and it is a fair one — the Sanno hillside above Omori is one of the more pleasant established residential areas in the south of the city.

The renovation covers exactly the items that are expensive to put right after you move in: kitchen, bath unit, vanity, WC, water heater, flooring, doors, lighting, two air conditioners, and a new underfloor heating panel in the living room. A buyer takes on a 2002 building with a 2026 interior, which is usually better value than paying new-build prices for the same floor area.

The reserve fund is the detail I like most here. At JPY 23,360 a month it is larger than the management fee, which for a twenty-four-year-old building means the money for future major repairs is being collected rather than postponed — the opposite of what I flag on some newer buildings.

I will be straight about the gap in this one.
