Property Description

Duo Stage Nakano is an eight-storey reinforced concrete building of 27 residences at 1-16-15 Arai in Nakano Ward, completed in January 2024, built by Nara Construction and managed by Nisshin Kanzai. This first-floor residence is a corner 1LDK of 30.53 sq m on the wall-centre measurement, arranged as an 8.2-mat living dining kitchen and a 3.3-mat western-style room, with a balcony of 5.45 sq m.

The building is described in the source records as a designer development with double floors and double ceilings and a design housing performance evaluation certificate. The residence has a walk-in closet and a shoe-in closet — generous storage for a plan of this size — together with an induction hob, a system kitchen, a reheating bath, bathroom heating and drying, a tankless WC, indirect lighting, an auto-lock entrance with monitor, security cameras, a contactless IC card key, 24-hour security, more than one lift and a delivery box. Pets are permitted, with small dogs and cats accepted up to two animals, and the building has pet facilities.

Interior work was completed in March 2026: the flooring was repaired, part of the wallpaper replaced, new indirect lighting installed in the living dining kitchen and the residence professionally cleaned. It is vacant and available for immediate handover.

Monthly charges are the management fee of JPY 13,800 and the repair reserve contribution of JPY 4,140 as stated in the listing material.

The building was completed in 2024, so the repair reserve is at the low starting level normal for a new Japanese building and is scheduled to rise on the long-term repair plan.

The residence is on the first floor. There is no car parking at the building; bicycle parking is JPY 200 a month.

Location, Transit & Everyday Convenience

The building stands at 1-16-15 Arai in Nakano Ward, north-east of Nakano station toward Araiyakushi. The listing material records Nakano Station on the JR Chuo-Sobu Line at approximately eleven minutes on foot, Nakano on the Tokyo Metro Tozai Line also at eleven and Araiyakushi-mae on the Seibu Shinjuku Line at ten.

The Chuo Line runs to Shinjuku in a few minutes and on to Tokyo Station; the Tozai Line runs through Iidabashi, Otemachi and Nihonbashi without a change. Journey times vary with the service and any changes, so none are stated here.

Arai is a settled residential pocket around the Araiyakushi Baishoin temple and its park, a short walk from Nakano Broadway and the Nakano Sun Mall arcade, with Shinjuku two stops away on the Chuo Line.

The map indicates the location of DUO STAGE NAKANO. Walking times above are as stated in the listing material.

Nakano Rental, Land and Price Trends

Rents, land prices and transaction prices in Tokyo have all been moving upward.

In the At Home – Sumitomo Mitsui Trust Research Institute Mansion Rent Index for Q1 2026, the single-type index for Tokyo’s 23 wards — units of under 30 sq m, the band this 30.53 sq m residence falls into — rose approximately 8.1% year on year.

In the Reiwa 8 (2026) Official Land Price Survey, residential land in Nakano Ward rose 9.0% on the previous year, and the all-use average for the ward rose 13.1%. The Ministry of Land, Infrastructure, Transport and Tourism’s Real Estate Price Index puts condominium prices in Tokyo at 234.8 for December 2025 against a 2010 average of 100 — a rise of approximately 9.6% on the same month a year earlier.

These figures describe Tokyo’s 23 wards, Nakano Ward and Tokyo as a whole, not this individual property. The rent index covers quality-adjusted contracted rents for condominium-type buildings, not this address; the land figure is an average across all official reference points and is not an appraisal of this address; the price index is a nationwide statistical series for Tokyo. None of them guarantees future rent, value or performance.

Ken’s View

This is the most accessible listing on this site by price, and it is a sensible one. A 2024 building, vacant, corner position, double floors and double ceilings, a design housing performance evaluation certificate, and total monthly charges of JPY 17,940. For a first purchase in Tokyo, or a small held asset, there is very little in this file that needs explaining away.

Two details do more work than the size suggests. Pets are permitted up to two animals, which in Tokyo removes a real constraint on both living in the residence and letting it. And a walk-in closet plus a shoe-in closet in a 30.53 sq m plan is unusual — storage is exactly what compact Japanese apartments normally sacrifice, and a residence that keeps it lives considerably larger than its floor area.

The two things to weigh are the first floor and the eleven-minute walk. Ground-floor residences trade at a discount in Japan for privacy and security reasons, though this one has 24-hour security, an IC card key and camera coverage. Eleven minutes to Nakano is a normal walk for the area, and Araiyakushi-mae on the Seibu line is ten. Nakano Ward recorded a 9.0% rise in residential land prices this year. It is vacant with immediate handover, so it can be seen properly before deciding.
