For a first purchase in Tokyo, or a small held asset, there is very little in this file that needs explaining away.
Two details do more work than the size suggests. Pets are permitted up to two animals, which in Tokyo removes a real constraint on both living in the residence and letting it. And a walk-in closet plus a shoe-in closet in a 30.53 sq m plan is unusual — storage is exactly what compact Japanese apartments normally sacrifice, and a residence that keeps it lives considerably larger than its floor area.
The two things to weigh are the first floor and the eleven-minute walk. Ground-floor residences trade at a discount in Japan for privacy and security reasons, though this one has 24-hour security, an IC card key and camera coverage. Eleven minutes to Nakano is a normal walk for the area, and Araiyakushi-mae on the Seibu line is ten. Nakano Ward recorded a 9.0% rise in residential land prices this year. It is vacant with immediate handover, so it can be seen properly before deciding.
