The Chiyoda Line runs through Omotesando, Nogizaka, Akasaka and Otemachi, and through-services continue onto the Odakyu line to the west and the JR Joban line to the north-east. Journey times vary with the service and any changes, so none are stated here.

Shibuya Rental, Land and Price Trends

Shibuya sits among the strongest parts of the Tokyo market on every measure published this year.

In the At Home – Sumitomo Mitsui Trust Research Institute Mansion Rent Index for Q1 2026, the family-type index for Tokyo’s 23 wards — units of 60 to under 100 sq m, the largest band the index publishes and the closest to this 108.79 sq m residence — rose approximately 12.3% year on year.

In the Reiwa 8 (2026) Official Land Price Survey, residential land in Shibuya Ward rose 11.0% on the previous year, and the all-use average for the ward rose 12.5%. The Ministry of Land, Infrastructure, Transport and Tourism’s Real Estate Price Index puts condominium prices in Tokyo at 234.8 for December 2025 against a 2010 average of 100 — a rise of approximately 9.6% on the same month a year earlier.

These figures describe Tokyo’s 23 wards, Shibuya Ward and Tokyo as a whole, not this individual property. The rent index covers quality-adjusted contracted rents for condominium-type buildings within a 60 to under 100 sq m band, not this address or this size; the land figure is an average across all official reference points in the ward and is not an appraisal of this address; the price index is a nationwide statistical series for Tokyo. None of them guarantees future rent, value or performance.

Ken’s View

Oyama-cho is one of the quietest established addresses in Shibuya Ward — low-rise, residential, embassy territory — and it sits a short walk from Yoyogi-Uehara, which is among the most liveable stations in central Tokyo. That address is the main reason to look at this residence, and it is not something a building can acquire later.

The building was completed in January 2026 and the residence has never been occupied, so a buyer takes a new home with no tenancy to inherit and no refurbishment programme to run from abroad. At 108.79 sq m the 3LDK is genuinely family-sized by Tokyo standards, and the 21 sq m balcony, the inner corridor, the front service and the residents' party room place it in the specification tier that international buyers expect.

For an owner-occupier or a long-term Tokyo base, a new THE PARKHOUSE building of 140 residences at an Oyama-cho address holds its recognition well. Shibuya Ward posted an 11.0% rise in residential land prices this year. Management rules, running costs and handover timing can be confirmed on enquiry.
