This is the Yamate side of Yokohama — the wooded hillside above Negishi, where the streets are quiet and the buildings are low. Negishi Forest Park is four hundred metres away, which for a family or a second home is worth more than a few minutes off the commute: eighteen hectares of lawn and mature trees on the site of Japan's first Western-style racecourse, open every day and free.

The residence itself has just been renovated — July 2026, with the kitchen, bathroom, WC and washroom all replaced and the flooring, wallpaper and doors renewed throughout — so a buyer takes an 80 sq m three-room home in finished condition. It is south-east facing on the fourth floor with a 12 sq m balcony, and the floor plan notes a sea view from it. Parking comes at no charge, and pets including large dogs are accepted; neither is easy to find in Tokyo at this price.

Two things to weigh honestly. The monthly charges are JPY 52,895, which is high for 80 sq m — the repair reserve alone is JPY 30,730, reflecting a 2004 building with a long-term plan to fund, so ask for that plan.
