Location, Transit & Everyday Convenience

The building stands at 1-18-18 Eharacho in the north-east of Nakano Ward, on the boundary with Shinjuku and Toshima wards. The listing material records Shin-Egota Station on the Toei Oedo Line at approximately nine minutes on foot and Higashi-Nagasaki on the Seibu Ikebukuro Line at twelve minutes.

The Oedo Line runs from Shin-Egota through Nakano-Sakaue, Tochomae and Shinjuku and on around the loop to Roppongi and Daimon; the Seibu Ikebukuro Line reaches Ikebukuro directly. Journey times vary with the service and any changes, so none are stated here.

Eharacho is a quiet, almost entirely residential district of low-rise housing, and its Category I Low-Rise Exclusive Residential designation is what keeps it that way — the strictest of the residential zones, limiting building height and non-residential use. Everyday shopping sits along the Mejiro-dori and Yamate-dori corridors, with Ekoda and Numabukuro nearby for a wider choice.

The map indicates the location of Gran Truth Nakano Eharacho. Walking times above are as stated in the listing material.

Nakano Rental, Land and Price Trends

Rents, land prices and transaction prices in Tokyo have all been moving upward.

In the At Home – Sumitomo Mitsui Trust Research Institute Mansion Rent Index for Q1 2026, the compact-type index for Tokyo’s 23 wards — units of 30 to under 60 sq m, the band this 51.12 sq m residence falls into — stood at 135.88 against a 2009 base of 100, approximately 5.6% higher than a year earlier.

In the Reiwa 8 (2026) Official Land Price Survey, residential land in Nakano Ward rose 9.0% on the previous year, and the all-use average for the ward rose 13.1%. The Ministry of Land, Infrastructure, Transport and Tourism’s Real Estate Price Index puts condominium prices in Tokyo at 234.8 for December 2025 against a 2010 average of 100 — a rise of approximately 9.6% on the same month a year earlier.

These figures describe Tokyo’s 23 wards, Nakano Ward and Tokyo as a whole, not this individual property. The rent index covers quality-adjusted contracted rents for condominium-type buildings, not this address; the land figure is an average across all official reference points in the ward and is not an appraisal of this address; the price index is a nationwide statistical series for Tokyo. None of them guarantees future rent, value or performance.

Ken’s View

Category I Low-Rise Exclusive Residential is the quietest zoning Japan has, and it is the reason Eharacho looks the way it does: three storeys, low buildings, no through traffic to speak of. A buyer looking for a calm Tokyo base rather than a city-centre address is buying that environment as much as the apartment.

Within the building this is one of the better positions — the top floor and a corner, so there is no residence above and windows on more than one side, with balconies of 10.31 sq m running along two of them. At 51.12 sq m the 2LDK is a practical size for a couple, a small family or a long-term second home, and the price sits well below the central wards for the same layout.

The building was completed in 2006 and holds 24 residences, so the repair reserve level and the long-term repair plan are worth reviewing; at JPY 3,840 a month the reserve is modest for a building of this age. The residence is vacant with handover scheduled for early September 2026, and the management rules, the reserve position and the parking waiting list can be confirmed on enquiry.
